If you’re thinking about a siding replacement for your home, you may only initially think about what the siding return on investment is. However, there are many other factors you should be thinking about when weighing whether new siding is a good investment in your home.
2022 Cost VS. Value Report Findings
For years Zonda Media has compiled the ROI of many home improvements, including siding. In this year’s report, they found that DC area homes see nearly a 70% return on fiber cement siding. Vinyl siding return on investment is slightly higher at 76.5%.
Other Factors to Consider
If you’ve ever owned a home, made improvements and sold the home, you probably know that you don’t often see a 100% return on that investment. However, with siding, there is much more to consider if you’re trying to decide if you’re going to recoup that investment.
- Energy Savings – The amount you’ll save on your utility costs varies depending on your current siding and what you choose for your siding replacement material and color. Replacing similar dark siding with light siding adds some savings, however, choose an insulated siding or an insulative home wrap and you’ll see greater savings.
- Reduced Maintenance Costs – If you are repainting your wood siding every few years, that adds up. If your current siding requires frequent repair, you will no longer need to factor that into your budget. In fact, today’s siding requires little more than the occasional rinse.
- More Comfortable Home – Although you can’t put a dollar value on being more comfortable in your home, you should factor this into your decisions. Some homeowners find that rooms that were drafty or never stayed the right temperature are enjoyable after their siding replacement. Additionally, many find their home quieter from outside noise.
- HVAC Life Expectancy – Because your HVAC system gets closer to the end of its life every time it cycles on and off, when your home is better insulated, it doesn’t work as hard. That means it will last longer. Even just a few extra years out of your AC or furnace can equate to savings.
