All too often homeowners are surprised to learn that professional roof maintenance is something that they need occasionally. In fact, we recommend that you call your roofer for a roofing inspection and roof maintenance at least every other year.
What Roofing Inspections Include
Admittedly, steep slope (shingle) roofs require much less professional roof maintenance than flat roofs often found on commercial buildings. However, less isn’t none. During a roof inspection, your roofer should inspect your entire roofing system including:
- Fascia – inspecting for rot and holes that pests can get through.
- Soffits – ensuring that they are in good condition and not blocked by insulation or plants.
- Flashing – checking sealant around flashing as it should be continuous and in good condition.
- Gutters – they should be firmly affixed to the home and clog free.
- Roof vents – verifying that they are still in good condition and flashing is sealed.
- Exhaust boots – checking that they are not rotted and that the sealant is still in good shape.
- Shingles – all shingles should be in good condition and well-affixed to the home.
- Attic – when possible your roofer should look for signs of water inside your attic. While there, they should also verify your insulation is sufficient.
Your roofer should provide you with their findings. If they notice issues that require repair, not only should they explain their findings, but also provide you with a written quote for the roof repair.
What is Professional Roof Maintenance?
Every roofer handles professional roof maintenance differently. Some charge a flat fee for a written roofing inspection and list a few maintenance items they include in that fee. Others have a professional roof maintenance list and flat fee which may include resealing flashing with silicon caulk, re-affixing loose shingles and tightening gutters. Other roofers simply charge their maintenance based on time and materials. When you call your roofer, ask them what they include in their roofing inspection fee or if they have a roof maintenance package.
