They Last Longer

Architectural shingles last longer. Excluding storm or fire damage, most home owners can expect to get almost twice the life out of an architectural shingle than they would out of a 3-tab shingle. If you’re planning on staying in your home more than about 10 years, the extra expense you pay now for the architectural shingle will be worth it. They last longer because architectural shingles have additional layers. They’re thicker and heavier which makes them more able to withstand higher wind gusts, hail impacts and every day wear and tear. This is evident in the warranties offered on architectural shingles vs. 3-tab.

Better Resale Value

Because architectural shingles (also called dimensional shingles) look better, they do improve your home’s curb appeal. This can help with resale in a mid-range priced neighborhood where you’re competing against other similar homes. Conversely, if you are in a higher end neighborhood and choose 3-tab shingles (even if that’s what you have now), you could end up lowering the value of your home. Should you replace your roof before selling your home? Unless there is something structurally wrong or it truly detracts from the curb appeal, probably not. You will likely only recoup about 70% of the purchase price.
